General Terms and Conditions (GTC)
1. Booking
The rental agreement is concluded once the holiday apartment has been booked by the guest
and confirmed by the landlord. The guest will receive a booking confirmation and a deposit
invoice by email. As soon as the full deposit amount has been received by the landlord, the
booking becomes binding.
The conclusion of the rental agreement obliges both parties to fulfill the contract.
The holiday apartment is rented to the guest for the agreed rental period only and may be
occupied exclusively by the number of persons stated in the booking. Subletting or
accommodation of additional, unregistered guests is not permitted.
2. Arrival / Departure
Check-in: from 3:00 PM
Check-out: by 9:00 AM
Please inform the landlord of your expected arrival time no later than one hour before arrival at
the property (by email, WhatsApp, Viber, or phone).
3. Payment
The booking becomes valid once the deposit has been credited to the landlord’s bank account.
The deposit amounts to approximately 30% of the total rental price must be paid within 5 days
after receipt of the deposit invoice, stating the name of the landlord and the rental property.
If the payment deadline is not met, the landlord has the right to withdraw from the contract.
Non-payment is considered a cancellation and entitles the landlord to re-rent the apartment.
The remaining balance is to be paid in cash upon arrival.
4. Cancellation, No-Show, or Early Departure
Cancellation must be made in writing (letter or email).
In the event of cancellation up to 90 days before the arrival date, the deposit of approximately
30% of the total price will be retained.
In case of cancellation less than 8 days before the start of the rental period, the full rental price
must be paid.
In all cases of cancellation, no-show, or early departure, the guest is obliged to pay the agreed
rental price.
5. General Rules
The guest agrees to treat the rented property (holiday apartment, inventory, and outdoor areas)
with care. Any damage occurring during the rental period must be reported to the landlord
immediately.
Waste, ash, harmful liquids, or similar materials cannot be disposed of in sinks, drains, or
toilets. Any blockage caused by non-compliance will be repaired at the expense of the person
responsible.
Pets are not allowed in the holiday apartment.
When leaving the apartment, lights, air conditioning, and the stove must be switched off. The
holiday apartment is located in a residential area. Guests are asked to be considerate of
neighbors and other guests, especially when using the garden. Smoking is not permitted inside
the apartments. Ashtrays are provided on the balcony or terrace.
On the day of departure, household waste must be disposed of in the designated containers.
Dishes must be cleaned and stored in the kitchen cupboards.Charging electric vehicles using
the apartment’s power supply is strictly prohibited, as the electrical system is not designed for
this purpose. Several public EV charging stations are ailable within a radius of 1–5 km.
6. Data Protection
The guest agrees that personal data necessary for the execution of the rental agreement may
be stored, modified, and/or deleted. All personal data will be treated confidentially and will not
be passed on to third parties.
7. Liability
All descriptions have been prepared to the best of our knowledge. No liability is assumed for
influences caused by force majeure, country-specific power or water outages, or severe
weather conditions.
No liability is assumed for unforeseeable or unavoidable circumstances such as official orders,
sudden construction work, or disturbances caused by natural or local conditions. However, the
landlord will be happy to assist in resolving any issues where possible.
Arrival and departure are at the guest’s own responsibility and risk. The landlord is not liable for
personal belongings in case of theft or fire. The guest waives all claims for damages in this
regard. The guest is fully liable for any willful destruction or damage.
8. Final Provisions
Photos and texts on the website or in brochures are intended to provide a realistic description.
Complete conformity with the rental property cannot be guaranteed. The landlord reserves the
right to make changes to the furnishings (e.g. furniture), provided they are of equal value.
